Now Is The Time To Work Together

With the stamp duty holiday nearing an end, it has never been such an important time for every stakeholder of your business to work together. Whether it be buyers, sellers or conveyancers, the market is being pushed to its limit as more and more buyers rush to beat the deadline. According to Rightmove, approximately 700,000 homes are nearing completion significantly putting pressure on the resources of agents. From 1st July 2021, the threshold to which stamp duty begins is £250,000, from September 2021 stamp duty will be paid on any property bought over £125,000. First time buyers however will not pay any stamp duty on properties costing up to £300,000. The good news is, should a situation arise in the future, where you’re significantly being put under severe strain to get property purchases over the line, our Openview property software can help. Collaboration With Automation

“Stop fighting the inevitable and embrace the change.” The first and foremost emotion which people exhibit when AI or automation is mentioned is FEAR. Fear of the unknown and the dread of not being in control, all mixed in with a deep set Apathy as there are those that also believe it will take their jobs, or they struggle with the concept of not being in control. Simply put, IT WON’T. We have worked with Letting and Estate Agents for the past 33 years and we empathise deeply with the legislative pain that in particular letting agents have suffered in the past 2 years. However, it is now time to do something about it, take the bull by the horns and embrace technological advancement. We are not talking about machines meeting people at houses and taking them for tours, that’s just a gimmick. What we are talking about is taking …

Register Your Agency With HMRC

With just weeks to go until the deadline, letting agents must register themselves with HMRC to remain AML compliant. By June 10th 2021, any letting agent, residential or commercial who lets property at or above 10,000 euros or £8,600 or more per month must register. Of course these changes came in last year under the Fifth Money Laundering Directive bringing agents in line with estate agents, so many letting agents will already be compliant. Further information can be found on HMRC’s website – https://www.gov.uk/guidance/registration-guide-for-estate-agency-businesses. Registering an agency is much more than simply clicking register, agents must put certain documents in certain places in order to remain anti-money laundering compliant. As well as this, there are clear, defined procedures that need to be put in place in order for agents to remain completely compliant. Agents must be aware of customer due diligence, the roles and responsibilities of their staff, whilst an …

Section 8: What Do You Need To Update?

From Tuesday 4th May 2021, letting agents and landlords must have updated their Section 8 eviction notices to include details of the Breathing Space regulations. Agents must ensure the paperwork is up to date with the new Debt Respite Scheme (Breathing Space Moratorium and Mental Health Crisis Moratorium). Should a Section 8 fail to be updated, your eviction could fail in the courts, leading to tenants remaining in your property. Whilst updating your Section 8 paperwork is crucial, understanding the Breathing Space regulation is also vital. The main changes mean that people receiving debt advice can apply for a break for up to 60 days, this break can also take place under mental health grounds. Further information on the Breathing Space changes can be found on VTUK’s LinkedIn page – https://www.linkedin.com/feed/update/urn:li:activity:6795980731387641856. The good news is that our Openview property software has a full directory of legal documents at your fingertips, …

Right To Rent: What’s Changing On May 17th?

From May 17th 2021, Right to Rent Checks can be carried out in person as per the changes to the coronavirus restrictions. Previously, on March 30th 2020, restrictions were put in place for agents and landlords to carry out Right to Rent Checks via video link to the tenant. Should an agent or landlord have carried out a video link check between the 30th March 2020 and 16th May 2021, a repeat Right To Rent Check is not necessary as an online check via video call is suitable enough. From May 17th 2021, agents must either: Check tenants right to rent face to face, keeping a record of their original documents. Or Use the Home Office’s Right To Rent Online Service. This can be found at the link below – https://www.gov.uk/view-right-to-rent. Of course, keeping copies of these checks is vital in order to maintain compliance. With so many properties on …

What’s The Future Of Viewings?

Whether it’s 360 cameras, virtual tours, Microsoft’s HoloLens, Google’s Glass, virtual reality or augmented reality, we’ve put together a list of trending technology we predict will have a significant impact on the future of viewings. Immoviewer mmoviewer provides software which allows agents to remote control a number of different 360° cameras such as the Madventure 360 camera which we recommend, alongside all the Ricoh Theta range. With Immoviewer you can take a single 360° image of every room in the property and then instantly create a virtual tour. When it comes to viewings, the tour can then be used with your buyers to walk through the property on a PC, tablet, phone or even in a virtual reality headset. Interactive floorplans and 3D Dollshouses can then be used from the virtual tour giving you a fantastic new way of visualising the layout of a property. Immoviewer is changing how agents …

Should You Be Hybrid?

The high street is not the people pleaser it used to be. From parking to the demise of the small independent boutique shops, less and less footfall is coming to the town centre. Recent research by the British Retail Consortium revealed that visitors to the town centre are steadily declining. In July, there was a 1.4% decline in shoppers, while in August the number of shoppers on the high street dropped by 1.6%, this being below the three month average. So where are all of your potential clients? Ideally you need to present your brand, properties and client focus on the high street, but restrictions on agencies are sometimes so strenuous and hard to overcome. But how about this concept – create your own mobile van that can drive from town to village, enabling the local communities to visit you directly from their doorstep without even visiting the town centre. …
