The government has announced a reformation of the list below in order to make it more accessible for landlords and tenants. Further information will be available when it is announced.
Water – Think legionella. Is your water supply contaminated?
Fire – Is your property prepared for a fire? Install smoke alarms whilst consider how your property would cope in the event of a fire.
Noise – How loud if your property? Too much noise can be a hazard to your tenants.
Carbon Monoxide/Fuel Combustion – Maintain products within the property that could leak carbon monoxide, nitrogen dioxide and smoke (boilers, furnaces, BBQs etc.)
Food Safety – Are your kitchen facilities suitable for preparing, cooking and storing food?
Cold – Is there an excess amount of cold air leaking in to the property? Is your property room temperature?
Security – Is your property secure? Do your tenants fear being burgled? Are your tenants at risk of injury should a burglary occur?
Falls – Does your property have a staircase or ramp on the inside or outside? Has your property got more than one floor, landing, balcony or window which may cause your tenants to fall? Is the surface of your property level? Are there any trip steps, thresholds or ramps? Are your tenants liable to fall in the bath/shower?
Risk Of Explosion – Could your property occur an explosion? Is your property at risk of collapsing?
Electrics – Ensure your tenant’s electric is safe.
Size – How big is the property? Too little space can be a hazard to the tenant.
Light – Is your property getting a healthy source of natural light?
Asbestos – Has your property been installed with asbestos and manufactured mineral fibers? Ensure this is removed before letting the property.
Heat – Is your property getting too hot?
Hot Surfaces – Does your property have hot surfaces your tenants could be exposed to? Objects such as ovens could be a hazard.
Traps – Windows, doors and low ceilings all pose a risk to the tenant as they may get their hands trapped or collide with the ceiling.
Ergonomics – Is your tenant at risk of physical strain? Low ceilings or lack of space could cause an injury.
Damp – Are you damp free? Excess damp is likely to lead to the growth of mould in the property.
Structure – Has your property been built to industry standards? Have all current repairs been fixed? Could it be exposed to collapse in the event of bad weather? Consider the safety of your property’s structure.
Biocides – Have they been used to treat timber or mould growth in the property?
Volatile Organic Compounds – Does the property contain any material with volatile organic compounds. These may be harmful and turn to gas at room temperature.
Gas – Soil beneath the property could begin to leak radon gas, exposing your tenants to radiation, this typically happens in a cellar or basement.
Uncombusted Fuel Gas – Is your property gas safe? Fuel gas could leak into the property replacing the oxygen, putting your tenants at risk.
Lead – Do your water pipes contain lead? Have you recently painted the property? Do you store leaded petrol? Your property could be at risk of exposing lead poisoning.
Personal Hygiene – Have washing facilities been installed in the property? Ensure your tenants aren’t exposed to poor hygiene. Poor building design makes it harder to keep a property clean.
