VTUK Round Table: Online Vs High Street Agents

On 3rd July 2014, a selection of high street and online estate agency representatives gathered to debate their respective business models at a Round Table held by award winning property software provider, VTUK and chaired by Property Industry Eye editor, Rosalind Renshaw. The debate begun with a question to the online agents on why they think their services are better than that of traditional agency. Adam Day of Hatched.co.uk was the first to answer, saying that the no sale, no fee model leads to vendors who are not serious about selling their house, and highlighted that people expect to have an online experience – “we have a fully automated back-end system which most high street agents simply don’t have.” Russell Quirk of eMoov, added: “We’re an online agency that acts in a traditional way. Facing The Online Challenge

How can high street estate and letting agents compete with the emergence of online? That’s a great question but I think first of all you have to establish what you’re actually competing with. Mostly, high street agents have a fantastic brand, they have great service standards and they’re well known in their locality. That’s something that online agents can’t offer. Online agents do have an eye watering budget when it comes to promoting themselves, whilst they often offer reduced fees. So can high street agents compete with that, no I don’t think so, no one’s got 34 million pounds in their back pocket to do national advertising campaigns.
